About
Beam Park is becoming one of London’s exciting newest neighbourhoods. This transformation of the iconic former Ford Factory site is being delivered in Partnership with Countryside and L&Q.
The regeneration is set to deliver over 4,000 new homes (50% of which will be Affordable housing), with amenities to benefit the wider areas: high-quality public space, a medical centre which will serve 7,000 people, new shops, two new primary schools (including nurseries), a separate nursery to operated by Rainbow Angels Nurseries & Leaning centres, a Community Hub/Multi-faith Centre geared to bring the community together.
The Beam Park partnership will continue to work alongside the GLA and the London Boroughs of Barking and Dagenham and Havering to deliver the vision of a place people love to live at Beam Park.
The partnership has already completed 355 homes on Phases 1 and 2 of Beam Park, a further 803 homes are in construction with a further 328 set to complete by end of 2023. These are much needed homes being delivered for Londoners.

The land at Beam Park was released by the Mayor of London and is one of the largest sites released for much needed new homes for Londoners.

Phasing
The Beam Park masterplan will deliver over 4,000 new homes, community facilities, retails spaces and modern high-quality green spaces and places to play for residents and local people.

The design for Beam Park is a rich and varied townscape, a place where character areas sit alongside each other, and where streets, square, buildings, landmarks and open spaces blend together to create a wonderful streetscape and public realm. It is the quality of townscape that defines London as a world-class city – and it is that calibre of townscape design that is being brought to Beam Park. Not just a walkable neighbourhood, but one that is a delight
to walk in – a place where residents do not have to rely on a car yet are still remarkable well-connected in this new and exciting quarter for a unique city.
Architectural practices PTE, Patel Taylor and BPTW have all played crucial roles in the design and planning of Beam Park. PTE specialise in the creation of new neighbourhoods and have won over 200 awards including AJ Sustainable Practice of the Year in 2018. Patel Taylor has gained impressive reputation transforming buildings and places working on several major projects in the capital from the Olympic Athletes Village to the London Dock. BPTW are an award-winning firm who are passionate about creating places that transform peoples lives. They have a strong track record in innovative residential design, neighbourhood place-making and mixed-use development projects.
